5 Great Benefits of Wood Floors for Real Estate

According to the National Association of Realtors, buyers are willing to spend $2,080 more on a house with hardwood flooring, USA Today reports. If you have carpeting covering up your hardwood floors, consider ripping it up before selling it. And if you don’t have wood floors, installing them might be a smart move. That’s because most buyers today want them and they might be more likely to pass up homes with wall-to-wall carpet.

1.Home Durability

Once upon a time, the U.S. Department of Housing and Urban Development once required wood floors in the homes with mortgages they backed because they contributed to the structural integrity of the home, said Anita Howard, chief operating officer of the National Wood Flooring Association. But in the mid-1960s, the rules were changed, allowing for carpet over a wood subfloor. Now there is a surge of carpet removing for health, aesthetics and increased home value. Hardwood floors can stand the test of time and last through multiple generations.

2.On Trend

Few things are as simultaneously timeless and contemporary as hardwood floors. These floors have become the best thing since shag carpet in the 60’s. (Where it should stay)  They are very versatile, giving owners the ability to select custom styles, stains and shapes. The latest architectural trend of open concept homes has placed Hardwood Floors as the best type to achieve the look. A growing segment of the market is interested in reclaimed woods, which have been salvaged from older residential flooring or even from old barns.

3.Home Value

If you’re looking to improve the value of your home, a good place to start is right under your feet. Homeowners have seen a higher return on investment, or ROI, if they sell their home with new or refinished hardwood floors. Other advantages of wood floors are they are easier to clean and last much longer than carpet. If you have wood floors, and they are beaten up, your first consideration should be to refinish the floors.  Most real estate agents state that you will get your investment back three fold on this.

4.Eco-Friendly

Gone are the days that people knew little of VOC’s and issues like lead paint and formaldehyde in homes. Many builders have concluded that ecofriendly is the new granite, something that customers have come to expect .Oak is the most common, but bamboo is gaining popularity because it’s eco-friendly. Bamboo is technically not a hardwood at all, though it has the durability and look of wood. It’s a grass, which means it grows much faster, and can be harvested more sustainably.

5.Clean Health

Other types of flooring like Carpet can cause harmful health effects like lead poisoning, birth defects, and asthma irritation.
